5 yrs ago we had our house built, it has a 3 car detatched garage as part of the building plan - so I was going to make the garage a 2 story with the double car portion on the 2nd floor being a room and the single car section open all the way up to allow for the lift. I was also going to have the 2nd floor reinforced and have the 2nd story single garage accessable from the 2nd floor room - like a cat walk, around the car that was up on the lift (like I really needed this...)

Well, all of this context is past tense - all was good w/the builder and the wife, but the home owners' association (HOA) regs shot it down.

So, what ever you decide, in addition to city regs - if you have an HOA (PITA) be sure to check into their rules & regs
