House shopping today. Took some time looking around the Jville area and found a nice neighborhood under construction south of Jville near St Augustine.

I made the big house mistake and fell in love with this particular design (not house just the layout). it's a 3 car garge layout with a in-law suite seperate from the house. We'll see.

Nice size lots in this community. I like. I'll have to go back up one weekend and look into this further.

Don't think I can afford this one with a beautiful lake view. There is one i saw today with a wooded rear lot I like.

Excited about the prospect of building another house after living in hotels and apartments for over two years and being homeless for a few months. : )

A friend of mine recently moved to Jacksonville. She and her husband love it! They just built a house. Similar design to that first pic too. I haven't been there yet, hopefully for New Year's though!

 

Just curious, but how much do all these cost?

 

350k for this design on a basic lot (read non-lake front) from what i could find on the internet. 2 miles from I95, 12 miles from Jville, around 16 miles from the Atlantic, and around the corner from a shopping center (under construction). A new development only 1/4 finished. Property includes 4 tennis courts; large swimming pool with slide; club house; two large lakes at entry (not including multiple lakes throughout developement); and an 18 hole golf course.

homes in this neighborhood run upper 200s to 600s currently.

John, I'm afraid this is going to be one of those get in early or pay the price later neighborhoods. Not really in the market now but the price is too right. So I may have to make my mind up in a few months.

not cheap to live in Florida. That's considered cheap compared to S Florida prices for 2500sf

 

avg cost for a 2000sf house in Ft Lauderdale is around 450k new.

 

This 365 sq ft 0 bedroom 1 bath studio is only going for $244,000. Can you imagine actually trying to live in a 365 square foot unit?

I've been driving around all over the state trying to find great deals because the market is so hot down here.

South Florida is going to be such an expensive place to live that I'm sure it will create mass exodus to the northern and western part of Florida.

You can already see it happening.

I bet if you do it now, in a year or so you'll have home equity of $100,000 easy.

Who is the builder? Looks very nice.
Lot premiums are crazy these days. It's worth it though. I hope you can hack that.
