1- if you live in an area with a lot of humidity, or water...put a de-humidifier in your garage or if there is AC in there, better yet. Porsche did not have any galvanized sheet metal till 1974...so rust is your enemy.
2- the 4 cyl does not like to be lugged. Keep the revs up, to keep the power there. If you lug it, it puts pressure and undue stress on the bearings and the oil can foam up and lubrication can get boarder line. Drive it like it was intented to be driven!!!
3- Watch your oil pressure and oil levels..too little pressure or oil on an air cooled motor is not good...
4- On start up, the oil pressure will be very high...do not get into it hard till she is at operating temps....it is easier on the internals as too much pressure is bad.
5- They leak oil...so see item 3
6- Check the front end....the king pins are prone to failure...
7- Grease the chassis regularly..depending on mileage driven each year, this could be as frequent as every 1k miles for certain components...
8- get a good 911/912 repair manual....it is worth every penny...several good ones are out there.
9- before the final transaction, get a good magnet and go over the car. Be careful not to ding, or scratch the metal with it. The magnet will find bondo....or thin sheetmetal. It should be relatively difficult to remove the magnet it if is strong, on a solid car. If the magnet does not have a lot of pull....or there is no pull at all...then be aware that is probably rebuilt or a problem area.

There are some other things...but if you can get through most of that...and you have compression tests down on the motor...you should be good to go....
