Considering New Tires in 235/40/18 without breaking the bank!

Hello, My stock Conti's are completely toast and I need to replace all 4 tires. The car is leased and its due back in 12 months, so I'm not looking to buy a very expensive set of tires. Searching the forums, TireRack and EdgeRacing, I've narrowed it down to either the General Exclaim UHP, or SUMITOMO HTR+

I live in the NYC area and mostly drive in town and local freeways as well. I'm looking for a an overall good tire that doesnt wear out in 10K miles, and has decent traction. I've been leaning more towards the Sumitomo since its an all-season tire and I do drive in snow/slush/ice in the winer. Also, which tire has a stronger sidewall due to NYC having tons of potholes. I've found out that the Conti's seem to bubble up real easy...

Bottom line: Which one do I go with?

Also consider Falken 512 and Kumho ASX

Stay away from Falken 512's -- they wear out quickly

My GF and a coworker both bought Falken 512's for their cars after seeing them being recommended by Consumer Reports. My GF's tires wore out in seven months (even though I monitored tire pressures for her) and my coworker had similar bad luck.
