tread do i need for them not to charge me?

What 1.8TMS stands for?
Is that 5 spd 1.8 turbo?
what if u have a quattro?
1.8TQMS ?

I believe it depends on the leasing company. When I returned my BMW, they required 4/32 of an inch all around the tire...I just made it with 5/32...From what I understand they charge based on the stock tire cost for any replacements that they need. If you know you won't make it, I would look at replacing the tires myself which would probably save some cash. In my case they had to be similar tires. BTW they sent me the lease return information about 4-6 weeks before my lease was up.

Your lease should tell you. If they are totally bald, they may keep your security deposit.
