Recommendations: RS6 Avant with DME Stage 1
I am looking at buying my first Audi, a 2021 RS6 Avant with 22k miles, but as I was putting a downpayment on it, the saleperson said it was tuned. I've since found out that it has an DME Stage 1 tune which has boosted HP to 710 and torque to 700. The car was leased and returned in very good condition. It also has had two tire replacements and 3-4x tire balancing in its history.
I am traditionally a BMW guy but have moved on from the brand since they have moved to unappealing styling and most new models are "i" or electric. I have always loved wagons and owned a 325xi as well as a 530xi BMW. I've had my eye on the RS6 Avant for a while and now that its been out a few years and pricing has come down a bit so I thought time for me to jump in.
My question is as follows: the ECM tune is flagged by Audi and will always void the warranty so my concern is should I make this investment as I believe a car without warranty devalues it. I am not going to track the beast so no reason to have all the extra power. Maybe I have answered this myself but all thoughts are welcome!

Yes, no warranty at all but interesting that the service manager called me and said he can potentially get things through Audi if something breaks that's not related to the engine or parts of the car that the tune would affect...little solace for me!

Get that in writing but even then it’s going be subjective to the benefit/bias for dealer. Like is the alternator/BSG replaced on the car? They might link the tune to premature failure of BSG and now you are in an uphill battle to get it covered under warranty.
Or maybe they can offer a 3rd party warranty at discount?

I might have missed it but are you buying the wagon at an Audi dealership?
If no, walk away.
If yes, they need to convince you how a tuned vehicle will be covered under current warranty, to minimize any future pain and risk to you. But maybe best to walk away from this one.
I haven’t heard many DME tunes on a RS6, usually APR, UNI, and IE are the mainstream ones as well.
