Actually found on Audi site it's $740 (which I'd try to negotiate down especially on a new car vehicle under warranty with 12K lease).

Remaining would be then $804. Does that include one month pay or some other deposit?

The Audi care is 740, the acquisition fee is 625, the doc fee is 689, and remaining, and registration is 150, which actually leaves 165 left that goes toward extra cap cost reduction, i apologize i just redid the math right now, so the total cap cost reduction is 2165, which is still high in my opinion. I'm going in with my dad on Thursday to try and rework the numbers and see if we can get a better deal

The doc (administrative) fee seems way too high for me. Note this is pretty much pure dealer profit. So I'd try to reduce that. The acquisition fee is also high but most likely not negotiable unless you go to another lease company. Do you have a disposition fee as well?

I would still consider a loan as well. If you would get a 60 month loan you'd end up saving roughly $1500 on average each year over that period. But that is if you'd end up buying the car at the end of lease. If you're sure you will not keep it then you might as well go for 36 months. They typically offer 42 months so the car looks cheaper with lower payment.
