while that is a good deal I didn't mean for a lease a purchase and lease is a bit different.

Whether it's a lease or a purchase, you start with a selling price. My negotiated selling price is $59,335 which is 10% off the MSRP of $65,950.

You are correct but for a lease, dealers have the ability to make their money back at a different time and so they work with slightly different margins.
